    Tallahassee Fall Home Maintenance Essentials

Fall in Tallahassee doesn't mean snow shovels — it means humidity into October, heat pumps switching to heating mode, and live oaks dropping leaves through Thanksgiving. Here's the short, climate-specific checklist to button up a North Florida home before the first cold night, from Jeff Naylor, RE/MAX agent.

    1. Service your heat pump before the first freeze

    2. Clear gutters of oak and pine debris

    3. Check pipes, faucets, and the water heater

    4. Seal drafts around doors and windows

    5. Keep pests from finding a warm way in

    1. Service your heat pump before the first freeze

Most Tallahassee homes run on heat pumps, which need the outdoor unit during heating mode — so test it, don't cover it. Replace or clean the filter, switch to heat, and listen for grinding. A local HVAC guide says that long summer break can reveal dirty filters and mechanical problems on the first cold night.

    2. Clear gutters of debris

Tallahassee trees shed leaves through late fall, clogging gutters as rains pick up. Clogged gutters send water over the roofline and behind siding. Clear them before the heaviest leaf drop, then again after it peaks.

    3. Check pipes, faucets, and the water heater

Freezing can still hit exposed plumbing — and a burst pipe is the costly surprise you don't want. Disconnect garden hoses, wrap pipes in garages and crawl spaces, and find your main shutoff. Keith Lawson's guide also advises checking under sinks and around the water heater for leaks before the cold arrives.

    4. Seal drafts around doors and windows

Heated air escaping through gaps makes a heat pump work harder and rooms uneven. Check weatherstripping and caulk, keep furniture off vents and returns, and close the fireplace damper when it's not in use. The local guide notes restricted airflow creates uneven temperatures and harder-working systems.

    5. Keep pests from finding a warm way in

As temperatures cool, rodents and roaches head indoors for warmth and moisture. Fall is the moment to close entry points: repair damaged window screens, check the roofline, and seal gaps around pipes and vents. The best defense happens before pests ever get inside.

    How to choose

Tackle it in this order and you've covered the North Florida realities that can bring challenges: a heat pump idle all summer, leaf debris that keeps falling, and pests hunting for warm shelter. Can't recall your system's last tune-up? Book that service call first — it prevents the real emergency. Then fall in Tallahassee becomes a season to enjoy cooler evenings instead of chasing repairs.
