Will Interest Rates Drop Soon? What Sellers Need to Know

If you're a Rogers homeowner deciding whether to sell, here's the answer you need before you list: rates are not expected to fall anytime soon — and the biggest forecasters just revised them upward. Fannie Mae now expects the average 30-year fixed mortgage to hold at 7.5% through all of 2027, a sharp jump from the 6.8% it projected last quarter (Mortgage Professional).

That matters for sellers because rates drive how many buyers can afford your house — and in Rogers, buyer demand is already softening as affordability worsens. Waiting for a rate drop to unlock more buyers may mean waiting longer than most sellers expect.

    Why rates aren't heading down

    Mortgage rate trend chart

The 30-year fixed averaged 7.46% as of mid-October (WSJ), up from the 6.7% Fannie Mae had assumed for next year just months ago. Mortgage rates track the 10-year Treasury yield, and that yield has climbed on higher oil prices and concern about the global economy. The Federal Reserve added pressure on Sept. 16 by raising its benchmark rate a quarter point to a range of 3.75% to 4% — its first hike in more than three years — and officials have penciled in one more hike at their Oct. 27–28 meeting (Mortgage Professional).

Inflation is the root cause. Annual inflation ran at a hotter-than-expected 3.7% in September, and Mortgage Bankers Association chief economist Mike Fratantoni says the forces run deeper than one Fed decision: "Inflation is too high, leading central banks to raise short-term rates, while budget deficits and debt are unsustainably high, leading bond investors to push up longer-term rates" (Mortgage Professional). The practical takeaway: there's no rate relief on the visible horizon.

Rogers sellers face a shrinking buyer pool

Higher rates are squeezing the buyer pool that your listing depends on. The average Rogers home value sits at $382,206, up 2.6% over the past year (Zillow) — but demand is cooling as affordability erodes. Mortgage applications fell for a seventh consecutive week in the latest survey, and Zillow's September report showed pending sales sliding as buyers retreated (Mortgage Professional).

The classic "lock-in effect" is compounding it. Homeowners who secured a 3% mortgage years ago are reluctant to sell and trade it for a 7.5% loan, so fewer existing homes hit the market — even as affordability pushes more buyers to the sidelines. Across Benton and Washington counties, more homes sat for sale this August than a year earlier.

Selling now beats waiting for a rate drop

If your plan is to wait for lower rates to bring more buyers, the forecast says that day is far off. Fannie Mae sees rates pinned near 7.5% for all of 2027 (Mortgage Professional), and futures markets price the Fed's benchmark rate rising to roughly 4.6% by October 2027 — policy that stays restrictive (StreetStats). Meanwhile, home price growth is slowing sharply, with Fannie Mae's index forecast to rise just 0.6% in 2027 after 2.7% this year (Mortgage Professional).
