    Closing costs surprise many buyers, not because they are hidden but because they come from several different sources. Once you know the categories, the numbers on your paperwork become much easier to read. Here is how closing costs are typically organized for a Florida purchase.

    Lender Charges

    These are fees connected to making the loan, such as origination or underwriting charges. Your Loan Estimate lists them in their own section, which makes them easy to compare between lenders. If you are shopping for a mortgage, compare these line by line.

    Third-Party Services

    Some costs go to companies other than your lender, including the appraisal, credit report, flood determination and, in some cases, a survey or pest inspection. Your lender arranges some of these, and others you may be able to choose yourself.

    Title and Settlement

    In Florida, a title company or attorney typically handles the closing. Charges here cover searching the property's title history, title insurance for the lender, an optional owner's policy, and the settlement or closing fee. Local customs about who pays for what can vary, so ask your agent how it usually works in your county.

    Government Charges

    Recording fees are paid to the county to record your documents. Florida also charges documentary stamp tax and an intangible tax connected to the mortgage note, which the buyer typically pays, while the seller customarily pays the documentary stamp tax on the deed. Your Closing Disclosure will show which charges apply to your transaction.

    Prepaids and Escrow Deposits

    At closing you typically pay ahead for certain recurring costs, including homeowners insurance, property taxes and interest from your closing date to the end of the month. Lenders also often collect an initial escrow deposit, so the account has funds when insurance and tax bills come due. These are not fees in the usual sense, but they do add to the cash you bring to closing.

    How to Prepare

    Request your Loan Estimate early, review it line by line, and ask your loan officer to explain anything unfamiliar. Compare it with your Closing Disclosure, which you should receive before closing day.
