Understanding Mortgage Points: When Buying Down Your Rate Makes Sense in Tampa Bay

    What Are Mortgage Points?

A mortgage point, sometimes called a discount point, is a fee equal to 1% of your loan amount that you pay upfront in exchange for a lower interest rate on your mortgage. On a $400,000 loan, which is common for Tampa Bay's Westshore, Carrollwood, and South Tampa markets, one point costs $4,000. In return, lenders typically shave somewhere between 0.125% and 0.25% off your rate, though the exact discount varies by lender and market conditions.

    The Breakeven Math

The key question isn't whether points lower your rate, they always do, it's whether you'll keep the loan long enough to recoup the upfront cost. Divide the point cost by your monthly savings to find your breakeven month. If one point costs $4,000 and saves you $55 a month, breakeven is about 73 months, just over six years. If you plan to sell or refinance before then, paying points is likely a loss.

When Points Make Sense in Tampa Bay

Buying points tends to pay off for buyers who plan to stay put for the long haul, such as move-up families settling into school districts in Hillsborough or Pinellas County, or retirees purchasing a permanent Florida homestead. It also makes sense when rates are elevated and you expect to hold the loan rather than refinance soon. Cash-heavy buyers who have already funded their down payment, closing costs, and a reserve for Florida's property insurance premiums are the best candidates, since points should never come at the expense of your emergency fund.

    When to Skip Points

If you're relocating for a job that could move again, buying a starter home you'll outgrow, or stretching your budget to close, keep that cash in reserve instead. First-time buyers in particular are often better served by putting extra funds toward a larger down payment, which reduces or eliminates private mortgage insurance, rather than toward points. A lender or mortgage broker can run the numbers on your specific loan so you can compare the breakeven timeline against your actual plans for the home.

    The Bottom Line

Mortgage points aren't universally good or bad, they're a bet on how long you'll hold your loan. Run the breakeven math against your realistic timeline in the Tampa Bay market before deciding, and ask your lender for a rate sheet that shows the cost and savings at several point levels side by side.
