Year-End Mortgage Checklist: Get Ready to Buy a Tampa Bay Home in the New Year

    AAuthor
    October 16, 2026

The end of the year is a natural time to take stock, and it is a smart moment to get ready for a home purchase or refinance in the new year. Many Tampa Bay buyers start looking in January or February. A few weeks of preparation now can make your mortgage process smoother when you are ready to move.

    Review Your Credit Reports

Pull your credit reports and look for errors, old accounts or balances that should be corrected. Disputes can take time to resolve, so starting early helps. Keep paying every account on time, and try to keep credit card balances low.

    Pause Big Financial Moves

Before applying for a mortgage, avoid opening new credit accounts, financing a vehicle or making large purchases on credit. Also avoid moving money around in ways you cannot easily explain, since lenders document where your funds come from.

    Gather Your Documents

    • Year-end pay stubs and your W-2s or 1099s as they arrive.

    • Your most recent tax returns, plus business returns if you are self-employed.

    • Two months of bank and investment statements.

    • Identification, and any documents related to other income, such as a pension or rental income.

Build Your Budget for Florida Costs

Add up what you can put toward a down payment, closing costs and reserves. Then remember the ongoing costs that come with a Florida home, including property taxes, homeowners insurance and possibly flood insurance or association dues. Getting quotes early gives you more realistic numbers.

Talk With a Loan Officer Early

A conversation with a loan officer can show what your current finances support and what you might improve before you apply. Start with a pre-qualification at Your Home Loan Team, or call Josh and Anna Richardson at (727) 888-6650.
