Our winters are usually mild, but cold snaps still happen. Fall is a comfortable time to catch small problems before they turn into big repair bills.
Outside:
Clean gutters, and make sure downspouts carry water away from the house.
Look for missing shingles or loose flashing on the roof.
Trim branches that hang over the roof or touch the siding.
Disconnect hoses and cover outdoor faucets before a freeze.
Inside:
Have a technician check your heat pump or furnace, and change the filter.
Seal drafts around windows and doors.
Test smoke and carbon monoxide alarms.
Check the water heater for leaks or rust.
For country homes: insulate the well pump and exposed pipes, schedule septic pumping if it has been a few years, check barns and sheds for leaks, and check your propane level before cold weather.
Late-season storms can still bring heavy rain. After a big storm, walk around the house and look for damage. Keep receipts and notes in one folder, because a clear upkeep record can help when you sell someday.
