Buying a first home can feel like a lot. These three steps make the biggest difference.
1. Buy a home to live in. A home can build equity, but values can go down as well as up. Choose a place that fits your budget, your commute and your plans for the next several years.
2. Look after your credit. Check your reports from all three bureaus at AnnualCreditReport.com and dispute mistakes. Pay every bill on time, keep card balances low, and do not open new accounts until after you close.
3. Get preapproved before you tour. A lender reviews your credit, income and savings, then tells you how much it may lend. Talk with more than one lender and compare the Loan Estimate each one gives you. In Georgia, ask a participating lender whether you qualify for the Georgia Dream program.
You do not have to do this alone. A lender, an agent, a home inspector, a closing attorney and an insurance agent each handle one part of the purchase.
One common myth holds many buyers back: the idea that you need 20 percent down. Some loans allow much less, and some allow no down payment for eligible buyers. Ask a lender which programs fit you.
