Looking for the lowest mortgage rate in Seattle?

Who Has the Lowest Mortgage Rate in Seattle?

The rate matters. So does getting you into the home.

You want the lowest mortgage rate you can get. So do I.

I deliberately chose the wholesale channel because more lender choices put me in a strong position to find competitive financing.

With access to as many as 55 lenders, I can compare options instead of relying on one company’s pricing. In practice, I work regularly with a core group whose strengths, pricing, and ability to deliver I know well.

Can I promise the absolute lowest rate available anywhere? No. I can find competitive options for your situation, explain what they cost, and help you choose a lender equipped to meet your deadline.

The lowest rate for which situation?

If you need to CLOSE IN 8 DAYS, we need a lender that can move quickly. If you have 30 or 45 days, we may have time to consider another lender with attractive pricing but longer turnaround times. The difference between these lenders are likely $1,500 to $4,000 difference in pricing (approx 1% in points).

Faster doesn’t automatically mean more expensive. Slower doesn’t automatically mean cheaper.

The rate, costs, and ability to close have to work together.

What does that rate actually cost?

A lower rate may require more money upfront. A higher rate may include a lender credit toward closing costs.

Broker compensation matters, too. It can be lender-paid or borrower-paid. Borrower-paid compensation may allow a lower rate, retail lender's don't have this flexibility. A retail loan officer working within one lender’s offerings may need to request a pricing exception—special permission to improve the offer. That doesn’t guarantee the competing terms can be matched.

A rate without its associated costs is an incomplete quote. Compare the rate, fees, credits, full payment, and cash to close—not just the headline number. When mortgage insurance is required, its cost can be a significant differentiator, too. A lower interest rate doesn’t necessarily produce a lower total monthly payment.

Experience that goes beyond the mortgage

Of my more than 25 years in lending, 14 were spent inside a large real estate company as a preferred lender, serving approximately five offices and working consistently with more than 160 real estate agents.

Day in, day out, I saw how offers came together, how negotiations unfolded, and what happened behind the scenes when a transaction hit a problem.

That experience taught me to look beyond the loan—to recognize an opportunity and connect it with the right financing strategy.

Your agent handles the purchase negotiation. I help you both understand what the financing makes possible. Would a lower price serve you better, or could a seller credit do more for your cash to close or payment?

Nothing makes me happier than getting my clients competitive mortgage terms and helping them find additional savings on the purchase. Hopefully saving thousands in the process!

It doesn’t happen in every transaction. But when there’s room to negotiate, I want you to have the numbers and guidance to make the most of it.

    My approach is simple

Buying a home can be unpredictable. When a deadline approaches or something changes, you need someone who answers quickly, explains the alternatives, and knows how to keep things moving.

    I believe you deserve:

    • Competitive financing from lenders suited to your situation.

    • Clear numbers and an explanation of how I’m paid.

    • Quick answers when you and your agent need them.

    • Experienced guidance that connects your financing with your purchase strategy.

    • A realistic closing plan and someone accountable for following through.

Already have a quote? Bring it. I’m competitive, and I want to earn your business. I lead with my strongest offer, explain the numbers, and keep the comparison straightforward—without pressure or unnecessary back-and-forth.

You don’t need to become a mortgage expert. You need an experienced expert in your corner who helps you understand your choices and what you’re signing.

More choices are why I chose wholesale. Clear guidance and dependable follow-through are how I intend to earn your trust.
