Finding out your credit score dropped right as you're applying for a mortgage is heartbreaking. One erroneous collection or late payment can slash your score by 100 points, potentially disqualifying you from your dream home or costing you thousands in higher interest rates. Technical glitches and reporting errors are increasingly common, but as a Branch Manager, I’ve helped many homebuyers manage this process and get back on track.

How do you identify the source of the error?

The first step in fixing a credit error is identifying exactly who is reporting the negative information to the bureaus. You need the original creditor's name and contact information, which may differ from the name shown on your credit report if the debt was sold or transferred.

How do you secure a letter of deletion?

To remove an error, you must obtain a formal letter of deletion on company letterhead from the creditor. This letter is the gold standard for credit correction because it serves as the creditor's official admission that the reporting was inaccurate and should be wiped from your history entirely.

When you call the creditor, verify that they have corrected the error in their internal systems. Ask specifically for a deletion letter that includes your full name, account number, the specific dates to be removed, and the current date. If different bureaus show different creditor names, you will need a unique letter from each entity to ensure the error is cleared across all three reports.

Can you speed up the credit update?

While standard credit bureau updates can take up to 60 days, your loan officer can often facilitate a rapid rescore to update your credit score in as little as 3 to 5 business days. This process uses the deletion letter you obtained to bypass the standard reporting cycle, allowing your mortgage application to proceed without a two-month delay.

A rapid rescore is a tool unique to the mortgage industry. Your loan officer submits the deletion letter directly to the bureaus through a specialized service.

Navigating credit surprises doesn't have to end your homeownership journey. At Outlier Mortgage, we specialize in helping clients in Co, NM, TX and beyond clear these hurdles to secure the best possible terms. If you've hit a roadblock with your credit, let’s sit down and look at the steps needed to get your application moving again.
