    In Grayson County, TX, the Sherman housing market cooled through mid-2026: the median home price ran $276K over the three months ending July, down 5.2% from the same period in 2025, and homes took 85 days to sell — up from 77 a year earlier (Redfin).

    For buyers and sellers deciding whether to move this year, that shift is the headline. Price declines have softened Sherman into a market with more housing choice and less bidding pressure — a sharp reversal from the frenzy that followed Texas Instruments' decision to build its 300mm wafer fabs here. Yet the long-term story hasn't changed: TI began production at its first Sherman fab in December 2025, just three and a half years after breaking ground (TI), and the workforce it needs is still arriving. The cheapest entry point in several years may also be the last one.

    The price of progress

    The slide mirrors the broader North Texas pattern. Across the state, home prices spent 13 consecutive months below year-ago levels through June, with the DFW market — Sherman's home metro — moving toward stabilization after an extended softening (Texas A&M Real Estate Center). Sherman is feeling that same cooling, but from a lower base than the Dallas core, which is part of what still makes it affordable for first-time buyers.

    What this means for sellers: price your home against current comps, not what your neighbor listed it for in 2024. Higher mortgage rates have pulled the ceiling on what buyers can qualify for, and a home priced optimistically now sits through the 85-day average before a realistic offer (Redfin).

    Inventory and competition

    Sherman's market is no longer a bidding-war battleground. Redfin rates it "not very competitive," with 215 homes sold in July, down from 226 a year earlier, and the average home spending 85 days on market (Redfin).

    Across Texas, active inventory reached a 5.4-month supply in June, up slightly from May but essentially balanced — demand is absorbing new listings without creating a glut (Texas A&M Real Estate Center). For buyers in Sherman, that means more time to inspect, negotiate, and compare neighborhoods without rush. For sellers, it means a marketing plan and an honest list price actually matter again.
