Moving to Southeast Georgia? Here's Why Military Families Should Look Closely at Their VA Home Loan Options
October 22, 2026
Whether you're receiving PCS orders to Fort Stewart, moving near Hunter Army Airfield, reporting to Naval Submarine Base Kings Bay, or settling down in coastal Georgia after military service, you've got a lot to think about.
Where should you live? How far is the commute? Is it better to rent or buy? And what kind of mortgage payment can you realistically expect?
I'm Miles, and everyone calls me Mortgage Miles. I help military families and veterans buy homes across Southeast Georgia, and here's something I wish more people knew:
Your VA home loan benefit may be even more valuable here than you realize.
In fact, Georgia has a VA-specific mortgage program with a published interest rate substantially below the national VA mortgage benchmark.
And that's something every veteran moving to our area should know about.
Where Military Families Are Buying in Southeast Georgia
One of the best things about this region is that you don't have to choose between living directly outside the gate and living somewhere that fits your family's lifestyle.
There are several communities worth exploring, depending on your duty station, schedule, budget, and preferred commute.
Fort Stewart: Hinesville and Liberty County
If you're stationed at Fort Stewart, Hinesville is an obvious starting point. It's the closest major community, with neighborhoods, shopping, schools, and the convenience of living near the installation.
You may also want to consider:
Flemington and Allenhurst
Walthourville and Midway
Ludowici and Glennville
Richmond Hill and Jesup
Some buyers prioritize a shorter commute, while others would rather have more space, a quieter setting, or a particular type of home.
Hunter Army Airfield: Savannah and the Greater Savannah Area
For families assigned to Hunter Army Airfield, the Savannah area offers plenty of variety.
Savannah offers established neighborhoods and a lot of character, while Pooler, Richmond Hill, Garden City, Bloomingdale, Rincon, Guyton, and Pembroke may appeal to buyers looking for different home styles, lot sizes, or suburban communities.
Traffic patterns and duty hours matter, so it's worth testing the actual commute to your gate before choosing a neighborhood.
Naval Submarine Base Kings Bay: Kingsland, St. Marys and Camden County
Heading farther south, Naval Submarine Base Kings Bay brings military families to the Kingsland and St. Marys area.
Woodbine and other parts of Camden County are also worth exploring. Some families expand their search toward Brunswick and Glynn County, depending on their commute tolerance and housing preferences.
And if you're retired or transitioning out of the military, you aren't limited to one base's immediate area. Communities such as Darien, Brunswick, Richmond Hill, Savannah, and Hinesville can all be part of a larger coastal Georgia search.
The VA Loan Benefit Is More Than Just 0% Down
The no-down-payment feature gets most of the attention, and for good reason.
For eligible borrowers, VA financing can make purchasing a home possible without spending years saving for a large down payment.
But VA loans can also offer:
No monthly private mortgage insurance (PMI)
Competitive fixed-rate financing
Flexible qualifying guidelines compared with many conventional loan scenarios
The ability to use the VA benefit again, depending on entitlement and eligibility
Options to keep a previous home after a qualifying relocation, rather than automatically having to sell it
The home you purchase with a VA loan generally needs to be intended as your primary residence when you buy it.
A VA loan isn't a program for buying a vacation home or a property you intend to use strictly as a rental from day one.
But military moves happen. An eligible borrower may be able to keep a home after a legitimate relocation and purchase another primary residence using available or restored entitlement.
That's the kind of detail I help military borrowers work through—especially when PCS orders, BAH, an existing mortgage, or a tight relocation timeline complicate things.
Georgia Dream's Peach Select VA Program: 5.625% While the National VA Benchmark Is Near 7%
Here's where things get especially interesting.
As of October 22, 2026, the Georgia Department of Community Affairs lists its Peach Select VA Loan Program at a 5.625% fixed interest rate for 30 years.
APR: 6.09%
The current rate sheet became effective October 15, 2026.
Meanwhile, the Optimal Blue national 30-year VA rate-lock index was 6.958% on October 21, 2026—essentially 7%.
That's a difference of approximately 1.33 percentage points in the interest rates!
These are different measures, and individual pricing and APRs vary, but it illustrates why this Georgia program deserves a serious look.
What Could That Difference Mean for Your Mortgage Payment?
Let's look at an illustrative $300,000 mortgage financed over 30 years.
Interest rate | Monthly principal & interest |
|---|---|
Peach Select VA: 5.625% | $1,727 |
National VA benchmark: 6.958% | $1,987 |
Potential difference | About $260/month |
That's roughly $3,120 per year in potential payment savings.
For a military family relocating to a new state, that's real money that could make a meaningful difference in the monthly budget.
This is an illustrative principal-and-interest comparison, not a personalized loan offer. It excludes taxes, insurance, any applicable VA funding fee, discount points, closing costs, and other charges. Actual eligibility and financing terms vary.
Who Can Qualify for Peach Select VA in Southeast Georgia?
Peach Select is designed for eligible VA borrowers, including qualifying first-time and repeat homebuyers. You simply can NOT own real estate at the time of closing UNLESS you are active duty.
It does not include Georgia Dream down payment assistance, but VA financing itself does allow 0% down for qualified borrowers.
There are program limits. For Southeast Georgia counties, Georgia DCA currently lists:
Maximum purchase price: $475,000
Maximum household income for 1–2 people: $101,700
Maximum household income for 3 or more people: $116,955
The household-income test can include people who aren't on the mortgage, so this is something I review early.
If you're above those limits or looking at a more expensive property, that doesn't automatically mean you can't buy with a regular VA loan. It may simply mean this particular Georgia Dream program isn't the right fit.
Why Doesn't Every Lender Offer This?
Here's the honest answer:
Not every mortgage company participates in or has access to the same state-specific programs.
And even among companies that can offer them, some lenders don't handle them regularly or prefer to avoid the additional program guidelines.
We don't shy away from them.
We specialize in VA loans, and Georgia Dream loans are part of what we do routinely.
If there's a program that could save a veteran hundreds of dollars a month and the borrower qualifies, I want to explore it.
Our job isn't to push the easiest loan for us to process.
It's to help you find the financing that genuinely makes sense for your family.
That means checking the real numbers: not just the advertised rate, but the APR, closing costs, cash needed at closing, income eligibility, property limits, and total monthly payment.
I firmly believe veterans deserve to have someone in their corner who understands these programs and is willing to put in the work.
PCSing to Fort Stewart, Hunter Army Airfield or Kings Bay? Let's Make a Plan.
If you're buying from another state, there's no reason to wait until you arrive in Georgia to get started.
We can discuss your orders, VA Certificate of Eligibility, income and BAH, expected home price, and estimated mortgage payment while you're still planning the move.
Whether you've got your eye on a home in Hinesville, Savannah, Pooler, Richmond Hill, Rincon, Kingsland, St. Marys, Brunswick, or anywhere in between, I can help you compare your regular VA loan options with the Georgia Dream Peach Select VA program and see what you actually qualify for.
I'm Mortgage Miles, and helping the men and women who've served make the most of their VA home loan benefit is something I take seriously.
If Southeast Georgia is your next stop, reach out and let's get a game plan together.
