Georgia Dream Down Payment Assistance in 2026: Standard vs. Peach Plus for Georgia Homebuyers
October 23, 2026 | By Miles Mixon, Mortgage Miles
Buying your first home is exciting. Coming up with the cash to actually get the keys? That's usually the part that makes people nervous.
Here's something I wish more Georgia homebuyers knew: you may be much closer to homeownership than you think.
Through the Georgia Dream Homeownership Program, qualified buyers can receive up to $10,000 in down payment assistance—or up to $12,500 with certain enhanced assistance options.
I'm Miles, and everyone calls me Mortgage Miles. My team and I work with Georgia Dream loans regularly, helping buyers across the state, including Savannah, Pooler, Richmond Hill, Rincon, Hinesville, Statesboro, Brunswick, Kingsland, St. Marys, Darien, Jesup, and surrounding Southeast Georgia communities.
Let's break down the two options I get asked about most: Georgia Dream Standard and Georgia Dream Peach Plus.
What Is Georgia Dream Down Payment Assistance?
Georgia Dream is a state-supported homeownership program that combines an eligible 30-year fixed-rate mortgage with assistance toward the upfront costs of purchasing a primary residence.
Instead of waiting years to save every dollar for a down payment, eligible buyers can use this assistance to help bridge the gap.
There is one important detail I always explain upfront: the assistance is not free grant money.
It is a 0% interest second mortgage with no monthly payment. You generally repay it when you sell, refinance, or stop using the property as your primary residence.
Still, having that money available at closing can make a huge difference.
Georgia Dream Standard: Up to $10,000–$12,500
The traditional Georgia Dream Standard program is geared toward first-time homebuyers.
For program purposes, that generally includes people who have not owned a primary residence within the last three years. Some designated targeted areas have exceptions, so an earlier home purchase does not always disqualify you.
Its assistance options are:
Standard assistance: 5% of the purchase price, up to $10,000, whichever is less.
PEN assistance: 6% of the purchase price, up to $12,500, for qualifying protectors, educators, nurses, other eligible healthcare/public-service workers, and active military members.
CHOICE assistance: 6% of the purchase price, up to $12,500, for qualifying households with a family member living with a disability.
Traditional Georgia Dream can be paired with eligible FHA, VA, USDA, or conventional financing, subject to program and loan-type requirements.
2026 income and home-price limits for most Southeast Georgia counties:
Household size | Maximum household income |
|---|---|
1–2 people | $101,700 |
3 or more people | $116,955 |
Maximum home sales price: $475,000.
Those figures apply to the state's “All Other Georgia Counties” category, which includes the Southeast Georgia communities mentioned here. The Atlanta and Athens program areas have different, higher limits.
Georgia Dream Peach Plus: Higher Income Limits and More Flexibility
Here's where things get especially interesting.
Peach Plus is not limited to first-time homebuyers. A repeat buyer may also be eligible, provided they meet the program's requirements.
It is especially helpful for families who earn too much for traditional Standard assistance but still want help with upfront costs.
Peach Plus offers:
Standard assistance: 3.5% of the purchase price, up to $10,000.
PEN assistance: 4% of the purchase price, up to $12,500, for qualifying occupations or active military members.
CHOICE assistance: 4% of the purchase price, up to $12,500, for qualifying households with a family member with a disability.
Peach Plus is available with eligible FHA and VA loans, rather than all the loan types offered under traditional Standard.
2026 Peach Plus limits for most Southeast Georgia counties:
Household size | Maximum household income |
|---|---|
1–2 people | $152,550 |
3 or more people | $175,433 |
Maximum home sales price: $575,000.
That's a major expansion of who can potentially qualify.
A family that makes too much money for Standard might still have an excellent option through Peach Plus.
An Easy Example: Buying a $250,000 Home
Let's say you're buying a $250,000 home in Brunswick, Hinesville, or Statesboro.
With Georgia Dream Standard, 5% of the purchase price would be $12,500, but the program caps basic assistance at $10,000. A qualifying PEN or CHOICE buyer could potentially receive the full $12,500 enhanced amount.
With Peach Plus, basic assistance would be 3.5% of $250,000, or $8,750. Enhanced PEN or CHOICE assistance at 4% would be $10,000.
The right program isn't automatically the one with the largest assistance check.
I look at your income, loan type, program interest rate, estimated monthly payment, closing costs, and total cash needed to see which option actually helps you most.
One of My Favorite Features: Georgia Dream Sets the Mortgage Rates
Unlike a typical mortgage shopping experience, where two qualified buyers can get noticeably different rate quotes based on lender pricing and other factors, Georgia Dream establishes published interest rates for its participating loan programs.
Participating lenders are required to use the applicable Georgia Dream rate and approved fees.
That creates something buyers really appreciate: consistency and transparency.
For the same program and applicable loan product at the same time, you're not left guessing which lender is going to invent a completely different rate structure.
The rates can change with market conditions, and Standard and Peach Plus do not necessarily carry the same rate.
Credit, income, debt, and other qualification requirements still matter. But once we identify the right program, the state-set pricing makes the conversation much more straightforward.
The Georgia Dream rate can also be reserved for a defined lock period.
Why Doesn't Every Lender Offer Georgia Dream?
This is something I see buyers run into all the time.
Georgia Dream is offered through participating lenders, not automatically through every mortgage company or bank.
Some simply don't have access to the programs. Others may have access but rarely use them, so the extra documentation, household-income calculations, and program compliance requirements feel unfamiliar.
And sometimes a buyer gets told a loan is too complicated before anyone has really worked through the options.
We do these loans all the time.
I genuinely enjoy helping first-time buyers understand the process, and our team is comfortable navigating Georgia Dream guidelines from prequalification through closing.
That experience matters when you're making one of the biggest purchases of your life.
What Do You Need to Qualify?
Every file is different, but some important starting points include:
Credit: Traditional Georgia Dream generally requires at least a 640 middle credit score, along with approval under the applicable mortgage guidelines.
Household income: Program limits look beyond just the person on the mortgage. Income from other household members may need to be documented even if they aren't borrowers.
Assets: In general, there is a liquid-assets cap of the greater of $20,000 or 20% of the home's sales price.
Buyer contribution: Georgia Dream generally requires at least $1,000 contributed to the purchase from your own funds or an acceptable documented gift.
Homebuyer education and documentation: Required education, income records, and program paperwork are part of the process.
Even with assistance, you may need money for other closing costs, prepaid taxes, insurance, and related expenses.
That's why I like to map out the entire transaction before you make an offer.
We can also explore legitimate seller-paid closing costs when the loan and purchase contract allow them.
From Savannah to Brunswick—and Everywhere in Between
Whether you're searching for your first home in Savannah or Pooler, moving to Rincon or Richmond Hill, buying near Fort Stewart in Hinesville, settling in Statesboro or Jesup, or relocating to Brunswick, Darien, Kingsland, or St. Marys, Georgia Dream may be worth a serious look.
And while Southeast Georgia is home for much of my work, we help buyers throughout the entire state of Georgia.
You're not limited to working with someone down the street to get a clear, knowledgeable answer about Georgia Dream financing.
Let's See What Homeownership Could Look Like for You
