Why REALTORS® Should Vet Their Lender Before Becoming Friends

October 26, 2026 | By Miles Mixon, Mortgage Miles

Real estate is a relationship business—but a great relationship should not replace great work.

One of the most important decisions a REALTOR® makes is choosing the lender who will stand beside them, their buyers, their listing agents, and their reputation when a deal gets real. A lender can help create a smooth, confident experience from offer to closing—or create a string of difficult conversations that nobody wants to have.

I'm Miles, and everyone calls me Mortgage Miles. I believe the strongest REALTOR®–lender partnerships begin with one simple question:

Can this person truly perform for my clients and my business?

Friendship is an incredible bonus. In fact, some of my favorite friendships began with a transaction. But the business relationship should earn the friendship—not the other way around.

Start With the Work, Then Build the Friendship

There is absolutely nothing wrong with working with a friend. This certainly is not meant to imply that a friendship cannot coexist with excellent service. Southeast Georgia has plenty of good mortgage professionals.

But when a REALTOR® chooses a lender simply because they know them, golf with them, went to school with them, or enjoy hanging out with them, without first vetting their ability to execute, the relationship can get put under unnecessary pressure.

The best lender relationships start with proof:

    • Are their preapprovals thorough, or are they simply hopeful conversations before the contract arrives?

    • Do they understand more than one loan type and know when to use FHA, VA, USDA, conventional, Georgia Dream, bank-statement, DSCR, or other financing solutions?

    • Will they communicate early when a challenge appears instead of waiting until it becomes an emergency?

    • Can they explain the loan clearly to the buyer, listing agent, and REALTOR® without making promises they cannot keep?

    • Do other agents and past clients trust them because they have actually seen them handle difficult situations well?

A REALTOR® should be able to answer those questions before their lender becomes the default name on every referral. When the work is strong, friendship grows naturally—and it grows on a much healthier foundation.

Why “Buddy-Buddy First” Can Create Awkward Conversations

Every real estate professional wants to protect their clients. That is the job.

When a lender misses updates, overlooks a document issue, gives an overly optimistic approval, or goes quiet during a tense moment in a contract, the REALTOR® is often the one left explaining what happened. The buyer does not separate the lender from the agent who referred them. They see one team.

That is where an unvetted friendship can turn uncomfortable. Nobody wants to tell a friend, “I need you to step up,” or, worse, “I can’t keep sending business your way.” But that conversation becomes much more likely when the lender was chosen because of the relationship rather than their proven process.

Your reputation is too valuable to put on autopilot. Every referral is a reflection of your judgment, your standards, and the experience you want attached to your name.

The Difference a Local Reputation Can Make

There are excellent lenders in many settings, including local mortgage companies, banks, and broader lending platforms. This is not about throwing shade at another individual professional.

Still, a large online mortgage website can sometimes make a transaction feel like it is moving through a queue rather than being handled by a true team. The people making decisions or answering calls may be in another city, another time zone, or another department entirely. That setup can work for some borrowers, but real estate is rarely a “set it and forget it” experience.

When you work with someone who has a real local reputation, there is a different kind of accountability. You may see that lender at a closing, a REALTOR® event, a community gathering, or even the grocery store. You know their name is attached to the same market, the same clients, and the same professionals who will remember how a deal was handled.

That does not mean local should ever mean limited. I can serve buyers and build REALTOR® partnerships across all 50 states, subject to applicable licensing and program availability. But Southeast Georgia is home, and I take the standard that comes with a local reputation seriously. Whether it is Savannah, Pooler, Richmond Hill, Hinesville, Statesboro, Brunswick, Kingsland, St. Marys, or anywhere else, I want the people who work with me to feel comfortable putting their name beside mine.

Ambition Matters—Especially When the File Gets Complicated

I am heavily ambitious. I live, eat, breathe, and sleep this job—not because I have an unhealthy relationship with work, but because I genuinely love what I do.

I love the strategy. I love finding the right path for a buyer. I love turning a confusing situation into a clear game plan. I love the phone call when someone realizes buying a home may actually be possible.

And I do not treat the first “no” as the end of the conversation.

That does not mean forcing a loan that should not be approved or making empty promises. It means I dig deeper. I verify the guideline, ask better questions, explore eligible alternatives, and make sure the client has a real answer instead of a quick dismissal. If the answer is ultimately no, I will say that honestly. But I want to be certain we have explored every legitimate path before we give up.

That mindset matters to a REALTOR® partner. You need a lender who is resourceful without being reckless, determined without being misleading, and transparent enough to tell you the truth quickly.

What a REALTOR® Should Expect From Their Lender

A quality lender is not just someone who can quote a rate. They should be a real asset to your business.

You should expect a lender who:

    • Issues a thoughtful, documented preapproval before encouraging a buyer to write an offer.

    • Helps structure offers with a realistic understanding of payment, cash to close, seller concessions, and financing timelines.

    • Keeps the buyer informed so they do not feel lost after going under contract.

    • Proactively updates the listing agent when appropriate, helping reinforce confidence in the financing.

    • Responds when the deal is moving fast—not just during convenient office hours.

    • Handles problems directly, communicates the solution, and protects your relationship with the client.

    • Treats every referral like an opportunity to earn the next one.

Those are not “extra” services. That is the standard a REALTOR® deserves before attaching their name to a lender.

Let the Friendship Be the Result of Trust

I want to become friends with the REALTORS® I partner with. I enjoy the people in this business, and I think the best long-term partnerships are personal as well as professional.

But I want you to know my work first.

Let me show you how I communicate, how I problem-solve, how I protect your client experience, and how seriously I take your referral. Once we have closed a few great deals together, the friendship is not just built on shared interests—it is built on earned trust.

That kind of partnership is better for the REALTOR®, better for the buyer, better for the listing side, and better for every professional whose name is connected to the transaction.

Ready to Build a Better REALTOR®–Lender Partnership?

If you are a REALTOR® in Southeast Georgia—or anywhere in the country—and you want a lender who is hungry to do good, quality business with you, I would love the chance to earn your trust.

No hard sell. No generic website funnel. Just a conversation about your business, the clients you want to serve, and how I can help you give them a better homebuying experience.

Vet the lender first. Build the friendship second. Then build something great together.

I'm Miles—Mortgage Miles—and I’m ready to be in your corner.
