In 2026, the market stretches from entry-level homes in the $300Ks in Punta Gorda and Cape Coral to resort communities in Estero and Bonita Springs and multimillion-dollar waterfront residences in Naples. The range is wide — and builders are competing hard for buyers with rate buydowns, closing-cost assistance, design credits and premium lot discounts.

If you value a large home, resort amenities and active lifestyle over coastal proximity, this is the starting point.
Babcock Ranch
Babcock Ranch vs. Deep Creek: You pay roughly $300–$400 more per month in HOA and CDD fees at Babcock, but you get 50 miles of trails, resort pools, community events and a walkable downtown. Deep Creek gives you less monthly fee and more quiet — but zero resort programming. Choose Babcock if you'll use the amenities every weekend. Choose Deep Creek if you prefer to spend that money elsewhere.
Builders: Lennar, Pulte, Toll Brothers, DiVosta, D.R. Horton, Meritage Homes, William Ryan Homes
Price range: $300Ks to $1M+
Vibe: Active, amenity-rich, family-oriented. Trails, parks, community events. Babcock Ranch is a master-planned lifestyle as much as a home purchase — buyers who want amenities and a strong sense of community will find the most value here. Trade-off: Distance from the coast and Naples.
Worth noting: Multiple builder neighborhoods mean significant variation in finishes, floor plans and price within the same master plan. Comparing builder offerings here is more important than comparing the community.
Pulte Homes + Toll Brothers
Coming in 2026, Sawgrass Lakes brings a more upscale option to Babcock Ranch.
Homes are expected to range from approximately the upper $600Ks into the $1 million+ range, with lake and preserve homesites available.
Turnleaf
Turnleaf vs. Babcock Ranch: At roughly $300Ks entry, Turnleaf (M/I Homes) is one of the most affordable ways into the Punta Gorda new-construction market. Babcock Ranch starts higher in both price and monthly fees, but you get the full resort lifestyle. Turnleaf is the better option if base price and lower monthly costs are your primary constraint.

Deep Creek

Deep Creek vs. Babcock Ranch: This is the key trade-off to weigh. Babcock Ranch delivers resort amenities, trails, events and community programming — but you pay for it through HOA and CDD fees. Deep Creek offers newer single-family homes in a quieter, lower-fee setting without the master-planned premium. Choose Babcock Ranch if amenities will get you out of the house every weekend. Choose Deep Creek if you want a newer home and prefer to spend your amenity budget on a boat or golf membership elsewhere.
2. Cape Coral
Best for: Buyers looking for affordable new construction without mandatory HOA fees. Price range: High $200Ks to $300Ks (entry-level), waterfront to $1M+. Key trade-off: Limited amenities compared to master-planned communities. You trade the resort pool and pickleball courts for a lower monthly payment and more home for your dollar.
Builders: Lennar, D.R. Horton, numerous local and custom builders continue building throughout established Cape Coral neighborhoods. Entry-level new homes can sometimes be found around the high $200Ks to $300Ks, while larger pool homes and waterfront properties can reach well into the luxury market.
Cape Coral vs. Babcock Ranch: This is often the first comparison active buyers make. Cape Coral gives you lower entry pricing and no HOA — but you get no resort amenities, no community pool, no events. Babcock Ranch costs more per month but delivers a programmed lifestyle. If you want to own a newer home without paying for amenities you won't use, Cape Coral wins. If you want a community where everything is included, Babcock Ranch is the better long-term value.

It’s a good community to compare if you like Cape Coral but still want neighborhood amenities.

3. Fort Myers
Best for: Buyers who want the widest selection of home types across price points. Builder diversity: D.R. Horton, Neal Communities, GL Homes, SobelCo, custom builders. Price range: Low $300Ks to luxury multi-million. Key trade-off: More established neighborhoods mean less uniformity in inventory age and condition. You get variety — but you have to compare harder.
Fort Myers vs. Cape Coral: Fort Myers delivers the broadest range of product types — single-family, villa, active-adult, golf, luxury — while Cape Coral is stronger at the entry-level and waterfront ends. At the highest end of Naples’ market, select new construction can reach $10 million, $20 million, $30 million and beyond.
Builder Incentives in Southwest Florida
This is one of the biggest reasons buyers should be paying attention to new construction in 2026.
Depending on the builder, community and specific inventory home, incentives may include:

But here’s what’s important:
The advertised starting price doesn’t always tell you where the best deal is.
Sometimes the strongest opportunity is attached to a particular quick move-in home the builder wants sold before the end of the month or quarter.
The off-MLS edge: Last month a buyer I was working with wanted every Pulte quick move-in home at Babcock Ranch. The public website showed 4. I called the sales rep directly and asked about "unlisted specs" — homes framed but not yet on the website. We found 2 more at lower base prices. One had a tile upgrade the builder had already installed but never listed online. The buyer closed on that home for less than any of the 4 public listings. That's the kind of inventory that never hits Zillow.
Other times, a higher-priced home can actually make more sense after you account for financing incentives, included upgrades or lot premiums.
That’s why I recommend comparing the entire deal, not just the base price.
Why work with a Realtor — and why hidden inventory changes the math
This is probably one of the biggest misconceptions I hear from buyers.
Going directly to the builder doesn’t necessarily mean you’re getting a better deal.
The sales representative sitting in the model center works for the builder.
Their job is to sell that builder’s homes.
Your Realtor’s job is to represent you.
When I’m helping a buyer with new construction, we’re not just walking through model homes.
We’re comparing:

Upgrade costs
Quick move-in inventory

And sometimes my advice is going to be that the community you originally loved isn’t actually the best option for you.
That’s the point of having someone on your side.
One important note: If you’re considering new construction, contact your Realtor before visiting the builder’s sales center or registering online.
Builder registration and Realtor policies vary, and it’s better to have your representation established from the beginning.
