    Why Buyers Choose One Surprise Home Over Another

    Your home has the right number of bedrooms, a familiar floor plan, and a price that seems reasonable. Then a similar home nearby sells while yours remains available.

    It is tempting to look for one explanation. Was it the price? The photographs? A better backyard?

    A more useful starting point is to ask what the buyer was comparing. Two homes can look alike on a listing sheet and still present very different decisions about money, maintenance, and moving.

    Similar specifications, different results

    Two homes in Surprise’s Austin Ranch West Parcel 1 illustrate the difference. Both closed in June 2026, and both recorded 2,141 square feet, four bedrooms, three bathrooms, and no private pool.

    • Home A: Built in 2018, sold for $450,000, and recorded 15 days on market.

    • Home B: Built in 2019, sold for $415,000, and recorded 84 days on market.

    The higher-priced sale had the shorter marketing period. The records do not establish why. Condition, lots, improvements, concessions, and showing access were not standardized. Those missing details matter when interpreting the comparison.

    The broader sample also showed a range of outcomes. Among 452 selected Surprise single-family resales built in 2020 or earlier, 23% recorded 30 days or less on market, while 26% exceeded 90 days. The median was 54 days.

    These figures come from my September 16, 2026 ARMLS export and cover closings from June 1 through September 16. They describe recorded marketing periods for homes that sold, not the full listing-to-closing process or the likelihood that an active listing will sell.     Buyers compare the work that comes next

    Imagine choosing between a lower-priced home with worn flooring and uncertain cooling-system maintenance, and a higher-priced home with finished rooms and clear service records. The first may appeal to someone comfortable taking on projects. The second may appeal to someone who needs a simpler move.

    Neither preference is universal. The useful question is whether your price and presentation account for the work a buyer can see—and the questions they still need answered.

    Gather maintenance records, repair receipts, warranties, HOA details, and any solar agreement. Clear information gives buyers a stronger basis for comparison.

    The next showing may be a new build

    A buyer touring your resale might also visit a builder. Compare the complete offering: lot costs, completed landscaping, window coverings, HOA charges, incentives, and the expected move-in date.

    A finished backyard has practical value. So can a location that fits someone’s routine. Make those features visible, and compare financing promotions using their written terms. My Surprise new-construction guide provides a starting point for exploring the alternatives.

    Read the pattern behind the activity

    Views without visits: Review the opening photo, asking price, listing accuracy, and appointment availability. Portal views can include repeat visitors; they are not a count of individual buyers.

    Visits without offers: Look for repeated concerns about condition, layout, ongoing costs, or value. Check whether comparable homes attracted contracts during the same period.

    One showing comment may reflect personal taste. Several buyers raising the same issue deserve a closer look.

    Choose an adjustment with a purpose

    Before making a change, identify the obstacle you are trying to address. Is it the price, immediate repair work, showing access, or the buyer’s available cash?
