Before buying a winter home in Surprise, use a scouting trip to answer a practical question: How would I spend an ordinary week here?
Test your errands, explore activities you would actually join and think through the months you will be away. This two-day visit plan will help you return home with a focused shortlist and specific questions to resolve.
Before you book the tours
Give your visit a clear purpose:
Choose three must-haves. For example, a usable patio, room for visitors and a short drive to your preferred activities.
Write down your expected months here. Include whether seasonal ownership might become full-time living.
Shortlist two or three communities. Leave time to experience each area between home tours.
Arrange amenity visits. Ask about appointments, visitor access and any fees before assuming you can use a facility.
If age-qualified living is on your list, use my 55+ community comparison guide to narrow the choices. Include communities without age restrictions if they also fit your plans, and verify occupancy policies for each property you consider.
Day one: Test your everyday routine
Morning: Coffee, a walk and an errand
Start near a community on your shortlist. Try a local coffee shop, explore a walking route and drive to a grocery store or pharmacy you would use.
Record the actual round-trip time and ease of parking. A location that looks convenient on a map may feel different when you drive the route yourself.
Midday: Local businesses and the home itself
Have lunch at a local restaurant, then tour a small selection of homes. Check the spaces you would use daily:
Is there enough kitchen and pantry storage?
Where would visitors sleep?
Will your vehicle and other belongings fit in the garage?
Does the patio offer the privacy and outdoor space you want?
If you have pets, does the layout work for their daily routine?
Late afternoon: Return to the area
Revisit your preferred neighborhood using public routes or an arranged showing. Observe traffic, noise, parking and patio sun at a different time of day. Note what you personally experience.
Make the trip useful: If golf, pickleball or a particular club is a priority, write down the exact activity, access requirements and schedule. Ask whether it operates during the months you expect to live here.
Day two: Check participation, access and seasonal care
Take your arranged community or amenity tour. Ask which activities require separate memberships, reservations or additional charges.
For public recreation ideas, consult the City of Surprise Parks & Recreation resources and confirm current schedules before planning a visit.
Then investigate what happens when you leave Arizona:
Who will check the property while you are away?
Who maintains the yard, irrigation or pool?
Who can respond to a water or air-conditioning problem?
What does the association maintain?
Which responsibilities remain yours?
A winter visit gives you a limited view of year-round ownership. Request available utility history and maintenance records, and discuss summer care before treating a property as an easy seasonal home.
Save or print this community scorecard
Use one copy for each community so you can compare your observations after the trip.
Community: ____________________
Visit date: ____________________
Scoring: 1 = poor fit · 3 = workable · 5 = strong fit
Use U when something is still unverified. Record the reason for each rating.
Your test | Rating | Evidence to record |
|---|---|---|
Everyday errands | Your actual drive times, parking and convenient stops. | |
Activities you would use | A specific activity, its schedule and confirmed access. | |
Home and outdoor space | Layout, storage, guest space, patio use and privacy. | |
Seasonal care | Who handles upkeep, property checks and problems while you are away. | |
Fees and rules | Current documents confirming costs and the policies that affect your plans. |
Check must-haves separately. A high score cannot resolve a dealbreaker. If visitor arrangements, pet policies or an activity you need are unverified, leave them marked U until you have an answer.
Come home with a shortlist and an unanswered-question list
Compare your notes after the visit. For each finalist, write down:
The strongest reason it fits your plans.
The biggest drawback you would need to accept.
The information you still need before making a decision.
Request current HOA and recreation documents, including policies on guests, pets and rentals if those affect your plans.
If you are still unsure about everyday life, a longer trial stay may help. Continue the home search once your important questions have clear answers.
