    ✅ Don't try to time the market.

    • Make a decision about securing a mortgage payment you're comfortable with.

    • Market timing is optimistic and unreliable. If you're honest with yourself, we all have a built-in, "Yeah, but I'm smarter" internal voice. Predicting short-term movements in interest rates, housing prices, or broader economic cycles is extremely difficult—even experts are often wrong.

    • Attempting to wait for the “perfect” moment can leave you renting longer than you planned, missing out on appreciation, or causing stress and rushed decisions when you finally act.

    • Homeownership is primarily a long-term financial and lifestyle decision. Over-prioritizing short-term market swings can distract from fundamentals that actually matter for you.

    ✅ Focus On What You Can Control

    • Your personal budget: income, savings, monthly expenses, emergency fund, and long-term financial goals.

    • Loan structure: down payment, loan term, fixed vs. adjustable rate, and whether to buy points to lower the rate.

    • Home choice and location: size, features, neighborhood, commute — items that determine your satisfaction and resale likelihood.

    • Timing of purchase relative to your life plans (job stability, family plans, expected moves).


    ✅ ⚠️ Listen to the experts!?

    • Look, we all listen to our "tribe of experts" and most of them are wealthier than me.

    • It is wise to listen to those who have extensive education, experience, and success in the financial markets. "The way of a fool is right in his own eyes, but a wise man listens to advice." -Proverbs 12:15

    • My main point about listening to experts is simple: they're forecasting economic conditions. Their financial thesis or conclusions may be fundamentally and technically sound, but it's the TIMING of their economic forecasts (e.g., interest rates rising/falling) which is a conundrum.


    So, should you lock your rate today, wait, or use the Magic 8 ball? The answer is, yes!
