I still run into sellers who hesitate when they see a VA loan offer. Some worry the VA will find something wrong with the house. Others assume a zero-down buyer is a weaker buyer. Neither is true.
VA buyers qualify under the same income, credit, and debt-to-income standards as anyone else. The no-down-payment feature does not mean less scrutiny. It just means eligible service members and veterans get to skip a barrier that keeps a lot of other buyers renting longer than they need to.
I have spent 19 years helping military families near MCAS Yuma use this benefit the right way. Here is what most people do not know going in.
No down payment does not mean no qualifying.
Lenders still look at your income, employment, credit history, and debt-to-income ratio. The VA guarantees part of the loan. It does not hand you a blank check.
No PMI is a real monthly savings.
Most other low or no-down-payment loans require private mortgage insurance. VA loans skip it entirely, which can mean a noticeably lower payment.
Your COE is not something you have to chase down.
Your lender pulls your Certificate of Eligibility electronically in most cases. One less form on your plate.
You may be able to use your VA benefit again.
A lot of buyers assume this is a one-time benefit. It is not. Depending on your entitlement, you may even be able to have more than one VA loan at a time if it is structured correctly.
Timing around PCS orders is flexible, but not unlimited.
The home has to be your primary residence, and the VA generally wants you occupying it within 60 days of closing. Sometimes a spouse's occupancy can satisfy that. Every situation is different, so this is worth a direct conversation with your lender.
