The Yuma housing market tends to be less turbulent and more stable than other areas, making it an excellent place to own real estate. If you're relocating to MCAS Yuma or Yuma County, Arizona, buying a home in Yuma, AZ with a VA loan can be an excellent option for eligible military families.

    Yuma is home to Marine Corps Air Station (MCAS) Yuma, one of the busiest aviation training installations in the Marine Corps, as well as the U.S. Army Yuma Proving Ground. The base generates an economic impact of roughly $700 million annually and supports about 4,000 active-duty Marines and Sailors along with over 2,000 civilian employees (MyBaseGuide), so the military plays a major role in the local economy and community.

    Buying a home here can be a smart financial decision, but there are a few things every military family should know before they start house hunting.


    Why Many Military Families Choose to Buy

    Military life often means moving every few years, so many families wonder whether buying makes sense.

    For many service members, purchasing a home can provide:

    • Stable monthly housing payments

    • An opportunity to build equity instead of paying rent

    • The potential to keep the home as a rental after future PCS orders (depending on your circumstances)

    • Somerton, southwest of the city near the border, is the most budget-friendly option, though it adds drive time to the base.

    • You can find acreage and horse properties in the counties or Wellton.

    Whatever area you choose, weigh these factors against your assignment length: commute time to MCAS Yuma, school district boundaries (Yuma Union High School District and Crane Elementary serve much of the city), access to the Onvida Health hospital and 32nd Street retail, future resale value, and HOA requirements where applicable.
