    When buying a home, one of the first decisions you’ll make is where to get your mortgage. Many Louisville homebuyers automatically start with the bank where they keep their checking or savings account.

    That’s certainly an option. But it’s not the only one.

    An independent mortgage broker works differently from a traditional bank, and understanding that difference can help you make a more informed decision before choosing a lender.

    The Biggest Difference: Access to Loan Options

    A traditional bank generally offers mortgage products available through that particular institution.

    An independent mortgage broker can work with multiple wholesale lenders. Instead of being limited to one lender's products and guidelines, a broker can evaluate different lending options to determine which ones may fit a borrower's particular situation.

    That can be especially valuable because no two borrowers are exactly alike.

    Credit history, income, down payment, property type, loan amount and long-term plans can all affect which mortgage program makes the most sense.

    What About Mortgage Rates?

    This is one of the most common questions I receive.

    There isn't one lender that's automatically going to have the lowest mortgage rate for every borrower, every loan program and every day.

    Mortgage rates and pricing can vary among lenders and can change throughout the day as financial markets move. A borrower's credit profile, loan-to-value ratio, property type, occupancy and loan program can also affect pricing.

    That's one reason having access to multiple lending sources can be useful. A mortgage broker can compare available options rather than being limited to the offerings of a single bank.

    But borrowers should look beyond the interest rate alone.

    Points, lender fees, closing costs and the structure of the loan all matter. A slightly different rate may sometimes make more financial sense depending on how long you expect to own the home or keep the mortgage.

    Local Experience Still Matters

    Technology has changed the mortgage industry tremendously, but buying a home remains a very personal transaction.

    Louisville has its own neighborhoods, property values, real estate professionals and market conditions. Working with someone who understands the local market can be particularly helpful when questions or unexpected issues arise.

    It also matters when you're competing for a home.

    A knowledgeable mortgage professional should be able to communicate with you, your real estate agent and the other parties involved in the transaction throughout the process.

    Mortgage Brokers Can Offer a Wide Range of Programs

    Depending on the borrower and property, an independent mortgage broker may have access to programs including:

    • Conventional mortgages

    • FHA loans

    • VA loans

    • USDA loans

    • Jumbo financing

    • Non-QM programs

    • Investor and DSCR loans

    • Reverse mortgages

    • Construction financing

    Not every program is appropriate for every borrower. The important part is identifying the financing that fits your individual circumstances rather than trying to fit every borrower into the same loan.

    Questions Every Homebuyer Should Ask

    Whether you're considering a mortgage broker, bank or another mortgage lender, ask questions before making your decision.

    How many loan options are available to me? What are the interest rate, points and lender fees? Are there alternative programs I should consider? How quickly can you close? Who will I communicate with during the process? And what happens if an issue comes up after normal business hours?

    The answers can tell you a great deal about the experience you're likely to have.

    The Bottom Line

    Banks and independent mortgage brokers can both be appropriate choices for homebuyers. The important thing is understanding the difference.

    A bank generally provides access to its own mortgage products. An independent mortgage broker can work with multiple wholesale lenders and evaluate different programs and pricing based on the borrower's needs.

    After nearly four decades in the mortgage industry, one thing I've learned is that there isn't one mortgage that's right for everybody.

    The goal shouldn't simply be to get a mortgage. It should be to understand your options and choose the financing that makes sense for you.
