Right now, one price range or town can have very few homes and quick offers, while the next one over has plenty of choices. People sometimes call this a two-speed or K-shaped market. In a 23-county area like Southeast Georgia, a starter home in town and a few acres in the country can behave very differently in the same month.
Here is a simple plan that works in both lanes.
Get preapproved first. It helps your offer get taken seriously, and it tells you your price range.
Move quickly on new, well-priced homes. Set up alerts, tour soon, and decide your top price before you write the offer.
Negotiate where homes have been waiting. A seller may be open to help with closing costs, repairs or price. Recent nearby sales should guide your offer.
Widen the search if choices are thin. A nearby town, a neighboring county or a different home type can open up more options.
Days on the market is a clue, not the whole story. A home may be waiting because of its price, its condition or the season. Ask your agent to pull the history before you decide.
