Renting and buying both have a place. Renting lets you move when the lease ends, and the landlord usually pays for big repairs. Buying lets part of each payment lower your loan, which builds equity over time. With a fixed-rate loan, the principal and interest part of your payment also stays the same, even though taxes and insurance can change.
So how do you choose? Start with three honest questions.
How long will you stay? Buying and selling both cost money, so a longer stay gives you more time to cover those costs.
What can you pay each month without strain? Ask a lender for the full monthly cost, including taxes, insurance and any mortgage insurance.
Will you have savings left after closing? Plan for the down payment, closing costs and a cushion for repairs.
Owning brings costs that renters do not see. Property taxes, homeowners insurance, upkeep and sometimes HOA dues all add up. Our long, humid summers are also hard on air conditioners, so set money aside for repairs.
If your answers point toward buying, the next step is a preapproval from a lender. It shows you a real price range before you tour.
