You've heard the fears from sellers' agents: VA appraisals are a headache, the process drags, the buyer is weak. After 37 years funding these loans, I'll tell you the opposite is true — a VA buyer is often the strongest offer on the table, and understanding why turns them into your most reliable clients.
VA-backed loans carry three advantages a conventional buyer can't match: no down payment, no monthly mortgage insurance, and flexible debt-to-income guidelines. That purchasing power, plus a funding fee that's now tax-deductible starting in 2026 (VA News), makes veterans formidable in any market — including a competitive one like Santa Maria's.
Why VA buyers put more power behind every offer
Here's what separates a VA client from a conventional one, and why it matters when you're writing offers in a competitive market.
No down payment, no monthly mortgage insurance. The VA program doesn't require a down payment, and it never requires monthly private mortgage insurance (VA News). That's the single biggest edge in a bidding war — your buyer isn't conserving cash for a down payment, so they can push a stronger offer price without tapping savings.
Flexible debt-to-income ratios. Because the VA guarantees part of the loan, lenders can underwrite more aggressively on debt-to-income — a veteran carrying car or student debt can still qualify where a conventional buyer would be turned away.
Is the funding fee a deal-breaker? Not anymore
The VA funding fee is a one-time payment on a VA-guaranteed loan, ranging from 0.5% to 3.3% depending on the loan type, amount, down payment and whether the veteran is a first-time user (VA News). Two facts make it far friendlier than agents assume.
First, it can be rolled into the loan — the borrower doesn't pay it out of pocket at closing. Second, starting in 2026 it's tax-deductible for veterans who itemize (VA News). And veterans receiving service-connected disability compensation are exempt from the fee entirely, as are Purple Heart recipients still serving on active duty.
What about the appraisal myth?
The "VA appraisal nightmare" story is the oldest in the business. The reality: VA appraisals follow a set of Minimum Property Requirements (MPRs), and the VA is actively modernizing them to help veterans compete. In June 2026 the VA updated those requirements to reduce delays and cut outdated rules — removing the full radon gas requirement, revising pre-1978 and post-1978 home standards, and streamlining guidance on detached improvements (VA News).
NAR is also backing a fix for the appraiser shortage: the VA Appraisal Modernization Act, introduced to the Senate in March 2026 (NAR).
How I can help your VA buyers close
A VA loan is a lifetime benefit — veterans can use it again and again to buy, build or refinance (VA News). More than 500,000 loans were guaranteed in fiscal year 2025, with over 30% going to veterans under 35 (VA News). That's a steady stream of qualified, motivated buyers for your business.
With 37 years behind me at Certainty Home Lending, I've funded thousands of VA loans and know exactly what moves a veteran's offer across the finish line — from pre-underwriting to appraisal to closing. When a VA buyer sits at your table, you have a client I can keep financed, and together we can win the deal.
