    As of August 14, 2026, the Georgia Dream Peach Select VA program is offering a 4.875% 30-year fixed rate for eligible VA homebuyers (Check Current Georgia Dream Interest Rates). For a service member or veteran already looking at VA financing in Georgia, that rate is worth a closer look.

    How Peach Select VA Works

    Peach Select VA pairs your VA eligibility with a special first-mortgage rate set by DCA. The rate is lower than what you'd find on the open market, but it comes with additional Georgia Dream requirements: income limits, a minimum 640 credit score, and a minimum $500 borrower contribution (LinkWithMitch).

    You can still finance up to 100% of the purchase price with no down payment, that's the VA benefit, not something Peach Select changes.

    What Peach Select changes is the rate on the first mortgage. DCA sets it, and it'll often be much lower than comparable VA financing elsewhere.

    Does Peach Select Include Down Payment Assistance?

    No.

    Unlike several other Georgia Dream programs, Peach Select VA does not include down payment assistance. (DCA Georgia Dream Current Interest Rates). But, certain DPA grants can be paired with Peach Select (I've done it before).

    The benefit is the first-mortgage rate instead. VA financing already lets you buy with no down payment, so Peach Select lowers the rate rather than helping with upfront costs.

    Who Can Qualify?

    You need to be eligible for VA financing first: Active-duty service members, veterans, and certain surviving spouses with VA eligibility.

    Peach Select adds its own Georgia Dream requirements on top of that.

    Those include:

    • Household income (varies by county and household size)

    • Purchase price (varies by county — see limits below)

    • Minimum 640 credit score

    • $500 borrower contribution

    • Primary occupancy

    • Property eligibility

    The program generally requires a minimum credit score of 640, a threshold that Georgia Dream sets through the state program rather than through the VA's own guidelines (DCA Georgia Dream Brochure).

    For specific eligibility, your lender will review your household income using DCA's calculation — which may include income from certain adults who will live in the home even if they are not on the mortgage — along with the VA's residual-income guidelines.

    The program also requires a minimum $500 borrower contribution toward the transaction.

    Purchase price limits vary by county. Georgia Dream divides the state into three areas: the Atlanta-Sandy Springs-Roswell metro area (up to $625,000), the Athens MSA (up to $525,000), and all other Georgia counties (up to $475,000). Household income limits follow the same three-area structure (DCA Income and Sales Price Limits).

    Why Start the Georgia Dream Process Early

    The state-level review adds a timeline requirement. Your lender must submit the file to DCA at least 10 business days before closing (DCA). That usually means a total processing window of roughly 30 to 45 days for most Georgia Dream transactions. (Our team regularly closes them in 30 days because we prepare ahead of time)

    The process has nine steps: consultation, application, prequalification, documentation, pre-approval, under contract, homebuyer education, DCA review, and closing.

    Starting early means the administrative requirements won't hold up your closing date.

    Why Peach Select Matters in Coastal Georgia

    Peach Select is worth knowing about in communities with a large military presence.

    Around Kings Bay Naval Submarine Base, for example, active-duty families regularly purchase homes in St. Marys, Kingsland, Woodbine, and surrounding areas as part of a PCS move. Camden, Glynn, and McIntosh counties all fall under the "All Other Georgia Counties" category, which has a $475,000 purchase price cap and household income limits of $101,700 for 1–2 persons and $116,955 for 3+ as of July 2026 (DCA Income and Sales Price Limits).

    A buyer who already plans to use VA financing may qualify for Peach Select and get the special rate.

    But VA eligibility doesn't automatically mean Peach Select eligibility. Georgia Dream's additional requirements still apply.

    Peach Select VA vs. a Traditional VA Loan

    Peach Select isn't automatically better just because its rate may be lower.

    A traditional VA loan gives more flexibility if you exceed Peach Select's income limits or don't meet other Georgia Dream requirements.

    The right comparison is between the complete financing options available to you. That means comparing interest rate, closing costs, qualification requirements, available funds, timeline, and your longer-term plans.
