    Mitchell, the point about prepping the file for underwriting while the buyer is still shopping, instead of waiting for an accepted offer, is a real differentiator. Question on the PCS timing angle: for a service member relocating to Kings Bay who hasn't physically arrived yet, does the VA's primary residence occupancy requirement create any friction on closing before they report, or is there flexibility built in for military moves specifically? Trying to understand how that works when the buyer can't occupy right away.

    Thanks for reading the article Chad! Short answer: The VA's general rule is that a borrower should occupy the home as their primary residence within a "reasonable time" normally, that means within 60 days of closing. I've had scenarios that don't fit the mold; we can work through it. My team is built on a culture of preparedness; if we have everything up front, then we can close on time or early.

    If I have already used my VA loan am I able to use it again?

    Yes! VA buyers rarely use their full entitlement on their first home purchase. The program is designed to support service members throughout their military career. Using your VA loan once doesn't mean you've used up the benefit forever. Depending on your situation, you may be able to: - Restore your full VA entitlement after selling the home and paying off the VA loan. - Use any remaining entitlement to purchase another home while keeping your current VA-financed property. Every situation is a little different because it depends on factors like your remaining entitlement, whether the existing VA loan has been paid off, and your plans for the current property. I can help you navigate those murky waters by requesting the COE (Certificate of Eligibility) for you, calculating any benefit you may have remaining, and work together with you to strategize on a path forward.
