    Phoenix homes spent 69 days on the market in July, down from 80 days a year earlier, and homes sold at a median list price of $465,000 in July 2026, down from $474,999 the year before (Movoto). Around 1,667 active listings are currently sporting price cuts, a clear sign sellers are adjusting to a cooler market.

    What's changed in Phoenix

    That's a sharp turnaround from the boom years of 2020 and 2021, when buyers routinely faced double-digit bidding wars and had to waive inspections to compete. Today, the balance of power has shifted. Buyers who can act now have negotiating room on price, closing costs, and repairs.

    The math of waiting

    Rates remain elevated and volatile. But here's what the wait-and-see crowd often misses: Phoenix prices tend to climb as winter arrives. Snowbirds and seasonal buyers pour back into the market in the fall, heating up competition through the winter months. The summer slowdown — when the desert heat thins out the buyer pool — is the seasonal sweet spot.

    If you hold out for rates to ease and prices firm up through winter, the price gain can erase the interest savings in a matter of months. Buying now locks in a home at a softer price; if rates later come down, you can always refinance. You can't easily renegotiate a price you watched climb past you.

    Act on the buyer's market while it lasts

    Phoenix summers are hot for good reason—for buyers. The cooled-off July market, rising inventory, and negotiable sellers combine into a real window of opportunity. The moment demand returns with the cooler weather, that window closes.
