Most people assume down payment assistance is only for a narrow slice of buyers. First-timers, very low income, or a specific city program. That's outdated. The number of active homebuyer assistance programs nationwide just hit a record high, with more grant funding and wider eligibility than most people realize.
The problem isn't that help doesn't exist. It's that nobody's system for finding it is built for a regular person to figure out on their own. Programs vary by county, by profession in some cases, by income bracket, and by whether you've owned a home before. Plenty of them are barely advertised because the agencies running them aren't in the business of marketing.
In our market specifically, Marion, Citrus, Sumter, Lake, and Alachua counties, there are programs stacked on top of each other that a lot of qualified buyers never even hear about. They assume "assistance program" means something that doesn't apply to them.
The only way to actually know what you qualify for is to have someone who works with these programs regularly pull your specific situation against what's currently available. That list changes, and funding runs out and gets replenished throughout the year.
If you've never actually checked what you might qualify for, it's worth five minutes to find out before you assume the answer is nothing. Give us a call.
