Is Apollo Beach a flood zone?

    SShawna Calvert

Parts of it are. Most waterfront homes west of US 41 sit in a flood zone, but elevation matters more than the zone label. In my experience, many neighborhoods built after about 2000 were built up around 10 feet and fared very differently in storms than older, lower streets. Most homes in those newer communities did not see flood water from Helene. Even so, two homes close together can have very different histories. So check the elevation certificate, the storm history, and whether the seller's flood policy can be transferred to you. Send me the address and I'll tell you what I know about that street.

Shawna Calvert leads The Calvert Home Team at 27North Realty on a simple belief: give more than you take, and everything else follows. She closes 100+ transactions a year across Tampa Bay, more than half waterfront, and ranked #1 in Apollo Beach by sales volume — Stellar MLS, Jan 2025 to Aug 2026. MiraBay, Symphony Isles, Bimini Bay, Andalucía, Waterset, you name it — she knows the neighborhoods in Apollo Beach, Ruskin, Riverview and Sun City Center. On the water she starts where buyers get surprised: elevation and flood insurance, then the depth of the canal at low tide, bridge clearance, and what a lift is rated to hold. Before real estate, two decades running institutional pharmacy operations. She lives in MiraBay.
