It depends on what you want your life here to look like. Older Apollo Beach homes in the $600,000s can come with no HOA or CDD and a lot of freedom. Waterfront homes with a pool, a lift and bay access cost more. I've seen many buyers arrive hoping for all three under $800,000 and end up around $1.4 million once they understand the lifestyle they're really after. That's an example from my experience, not a reason to stretch your budget. Also budget for the CDD in amenity-rich communities. In MiraBay it's based on lot size, roughly $2,300 a year on a 50-foot lot. Is boating part of your plan? That one answer changes the budget more than anything else.
