Down Payment Assistance
Georgia and Alabama both offer down payment help, but the money doesn't cross the river. Different agency, different application, very different rules about who qualifies. Here's what each side actually gives you, as of August 2026.
Rental Income
You can buy a two-to-four unit here with 5% down conventional or 3.5% FHA, live in one unit, and count part of the rent toward qualifying. But only 75% of the rent counts, and two rules decide whether the deal works at all.
