How do property taxes affect affordability?

Mortgage payments are about more than just principal and interest; in North Carolina, the tax landscape can significantly shift your monthly debt-to-income ratio. Fortunately, Johnston County offers a highly competitive tax structure that keeps housing costs manageable. Johnston County remains below both the state and national averages.

While the base Johnston County tax rate is consistent at $0.52 per $100 of valuation, buyers should be aware of additional municipal taxes and special fire districts. Towns like Clayton and Smithfield have their own municipal rates that are added to the county base. For example, living within Smithfield city limits may add to your bill, but it also includes services like municipal trash collection and street maintenance that rural homeowners may have to pay for privately.

I always advise clients to get a specific tax estimate for the property address, as fire district fees and small municipal adjustments can change a monthly payment by $20 to $40—a small amount that impacts your total qualified loan limit.
