    Will Denver Home Prices Go Down in 2027?

    If you’re waiting for Denver home prices to crash in 2027 before making a move, I wouldn’t start planning the victory parade just yet.

    Could Denver home prices go down in 2027? Absolutely. But a major, across-the-board price drop is far from guaranteed. The more realistic possibility is a market where prices remain relatively stable overall, while certain neighborhoods, price points and types of homes perform very differently.

    And that distinction matters.

    Are Denver home prices already going down?

    The Denver metro housing market has changed considerably from the frenzy buyers and sellers experienced a few years ago.

    Buyers have more homes to choose from. Homes can take longer to sell. Sellers are competing harder for attention, and buyers often have more room to negotiate.

    But more inventory does not automatically equal collapsing home values.

    Denver-area prices have remained relatively resilient even as the market has become more balanced. That's important because today's conditions give us clues about what could happen as we head toward 2027.

    Will Denver home prices drop in 2027?

    Nobody can responsibly guarantee where Denver home prices will be in 2027.

    Mortgage rates, inventory, employment, inflation, consumer confidence and buyer demand will all play a role.

    If inventory continues climbing while buyer demand weakens, some Denver-area home prices could soften.

    But there's another side to this equation.

    If mortgage rates decline enough to improve affordability, more buyers could jump back into the market. If demand increases faster than the supply of homes for sale, that could support prices or even push them higher.

    Basically, Denver real estate has several plot twists left.

    Should Denver buyers wait until 2027?

    This is where I think buyers need to look beyond the headline.

    If you're buying in Denver, Lakewood, Golden, Arvada, Wheat Ridge, Littleton, Centennial, Highlands Ranch, Parker or surrounding communities, today's market may give you something extremely valuable:

    Negotiating leverage.

    When buyers have more choices, the conversation isn't necessarily limited to the purchase price.

    Depending on the home and seller, negotiations can potentially include seller concessions, closing costs, inspection items, possession terms or a mortgage rate buydown.

    A lower purchase price in 2027 sounds great. But if lower mortgage rates bring substantially more buyers into the market, you could potentially save on price while losing leverage elsewhere.

    That's why I wouldn't base a buying decision solely on trying to perfectly time the bottom.

    Should Denver homeowners sell before 2027?

    For sellers, the bigger question isn't really:

    “Will Denver home prices go down?”

    It's:

    “What are homes like mine actually selling for right now?”

    Denver metro statistics can tell us what's happening broadly, but your house isn't the Denver metro.

    A renovated home in Golden can behave differently from a similar-priced property in Parker. A move-in-ready home in Arvada may attract different demand than a home requiring significant updates in Lakewood.

    In a market with more inventory, pricing, condition, presentation and marketing matter even more.

    Buyers have options. Your home needs to make sense compared with those options from day one.

    So, is 2027 the year Denver homes finally get cheaper?

    Maybe in some areas and price ranges.

    But I'm not betting on a giant red SALE sticker being slapped across the entire Denver housing market on January 1.

    Real estate is hyperlocal. The opportunity for a buyer or seller often isn't found in predicting what the entire market will do next year. It's found in understanding what's happening right now in the specific neighborhood and price range you're considering.

    And that's a much more useful number.
