How Long Does It Take to Sell a House in Denver Right Now?

    AAuthor
    October 9, 2026

Thinking about selling your Denver-area home and wondering whether you’ll be packing boxes in two weeks or staring at the For Sale sign until Christmas?

Here’s the current reality: Denver Metro homes spent a median of 32 days in the MLS in September 2026, according to the Denver Metro Association of REALTORS®.

But 32 days is a benchmark, not a countdown clock. Your home could sell considerably faster or slower depending on price, location, condition, competition and your strategy from day one.

How Long Are Homes Taking to Sell in Denver?

Right now, roughly one month on the market is a reasonable starting point.

Denver Metro ended September with 13,567 active listings and 4.76 months of inventory. Buyers have more homes to choose from, which means they can afford to be selective.

Translation: buyers are still buying. They’re just not panic-buying.

They have time to compare your kitchen, your price and, yes, that suspiciously perfect house three streets over.

That makes your initial pricing and marketing strategy especially important.

What Makes a Denver Home Sell Faster?

There isn't one magic trick, but pricing correctly from the beginning is huge.

Mortgage rates moved into the 7% range in September, making buyers extremely aware of their monthly payment. An extra $25,000 in price isn't just $25,000 anymore. Buyers are looking at what that price does to the payment.

When I prepare a home for the market, I don't just ask, “What can we list it for?”

    I want to know:

    • What are buyers actually choosing in this neighborhood?

    • What homes are competing with us right now?

    • What have comparable properties actually sold for?

    • How long did those homes take to sell?

    • Could a seller concession or rate buydown create more value than simply cutting the price?

Because a strategy that works in Golden or Applewood may look completely different from one in Parker, Lakewood, Arvada or Centennial.

Does 32 Days Mean You'll Close in 32 Days?

No. Days in MLS and your total selling timeline are different.

Once you accept an offer, the buyer may still need time for financing, inspections, appraisal and closing.

That's especially important if you're trying to sell your current Denver home and buy another home at the same time.

Your strategy may need to include more than price. Closing dates, possession, contingencies, concessions and financing can all become part of the puzzle.

And yes, sometimes the puzzle has approximately 4,000 pieces.

Is Denver a Buyer's Market Right Now?

Buyers certainly have more leverage than they did during the ultra-competitive years.

Denver Metro had 4.76 months of inventory in September, while condos and townhomes had 7.21 months. The overall close-price-to-list-price ratio was 98.45%.

That doesn't mean sellers can't get strong offers.

It means buyers have choices, so your house needs a compelling reason to become the choice.

Interestingly, Denver's $1 million-plus market moved considerably faster in September, with a median of only 21 days in the MLS. Detached luxury homes had a median of just 19 days.

That's a perfect example of why one Denver-wide statistic can't predict exactly what will happen with your house.

Price point matters. Property type matters. Neighborhood matters.

So, How Quickly Could Your Denver Home Sell?

The Denver Metro median says 32 days.

    Your house might say 10.

    It might say 50.

The number that actually matters isn't Denver's median. It's the expected selling window for your home, at your price, against the homes competing with you right now.

That's the number I'd want before putting a For Sale sign in the yard.

FAQ: Selling a House in Denver

How long does it take to sell a house in Denver in 2026?

Denver Metro homes spent a median of 32 days in the MLS in September 2026, according to DMAR. Individual properties can sell much faster or slower depending on location, price, condition and competition.

Are Denver homes taking longer to sell than last year?

Not according to September's metro-wide median. Median days in MLS decreased from 35 days in September 2025 to 32 days in September 2026.

Should I lower my price if my Denver home isn't selling?

Not automatically. Before reducing the price, I would look at showings, buyer feedback, competing inventory and recent sales. Sometimes price is the problem. Other times a concession, rate buydown, marketing adjustment or repositioning can be more effective.

Are buyers negotiating on Denver homes right now?

Yes. Increased inventory gives many Denver-area buyers more negotiating leverage. Depending on the property, negotiations can involve price, seller concessions, rate buydowns, inspections, closing costs, possession and other contract terms.

When is the best time to sell a house in Denver?

Seasonality matters, but it shouldn't be the only factor. Your neighborhood, competing inventory, personal timeline and what you're doing after the sale can matter more than simply waiting for a particular month.

Thinking About Selling? Let's Run the Numbers.

If you're considering selling, I can tell you something much more useful than Denver's 32-day median:

How long homes like yours are actually taking to sell in your neighborhood right now.

I'll look at recent sales, current competition, pricing and buyer activity to give you a realistic price range and expected selling window before you make any decisions.

No listing-presentation ambush. Just the numbers.
