    Don’t Buy a Home in Sevier County Until You Read This

    Lions, tigers, and bears. Well, bears anyway. And they may be the least of your worries.

    Pack the car, bring the family, pick out a cabin, and start living that Smoky Mountain dream. Before you do, there is something you need to know. This is not always an easy place to buy a home.

    The hard part is not finding one. The hard part is putting together a checklist that matters, then remembering to look at it when that mountain view steals every sensible thought you brought with you. And around here, that can happen before you even get out of the car.

    Location. Exact Location.

    “Gatlinburg, at the foot of the Smokies.” You hear that all the time, but Gatlinburg weaves in and out of the abyss. You come looking at the view, never imagining how easily you can become a part of it. Down in the valley, those who know these mountains have seen the story before. They recognize the wandering, the wonder, the moment you get hooked. What the buyer sees through a dream, experience sees with 20/20 vision. And sometimes, it sees the fall coming while the buyer is still looking up.

    If ever there was a place to be aware, this one is it. And trust me, don’t feed the bears. But pay attention to who else you’re feeding. Some Realtors, builders, and landowners prey on the very excitement that brought you here.

    Sevierville, Pigeon Forge, and Gatlinburg may bring you to the right part of the map. But you’re buying a particular piece of ground. That road, that driveway, that hillside, and what’s underneath that house deserve your attention before the view gets all of it.

    Who maintains the road? Is legal access established? What happens to the driveway when the weather turns? Where does the water go when it rains? These questions may not sound as exciting as a hot tub overlooking the mountains, but the answers can stay with you considerably longer than the vacation.

    Before You Buy a Home or Cabin in Sevier County

    It’s real simple, even when the answers aren’t. The whole picture matters. Where it is, how it makes money, who built it, who rents it, its age, its foundation, its water, its septic, its views.

    Ask to see the septic permit and understand what it allows. Find out where the water comes from. Look into repairs, permits, drainage, and the foundation with the appropriate inspectors or other qualified professionals. If you intend to use it as a rental, verify what is permitted at that exact property.

    The listing tells you what’s being offered. Your investigation helps you understand what you’re buying.

    After more than 30 years in real estate, I’ve learned enough that explaining it all might be easier if I just wrote a novel. A few folks probably wouldn’t care for their chapter. lol.

    No, the bears are not the issue I’m talking about. Some of the business that goes on here will tear you limb from limb. By the time you understand what you should have asked, you may already own the answer.

    A Rental Cabin Needs More Than a Beautiful View

    If you’re buying a cabin in Sevierville, Pigeon Forge, or Gatlinburg for rental income, find out what the numbers actually mean. Who manages it? What has it brought in? Are those documented results or a projection? What remains after management fees, maintenance, utilities, insurance, taxes, and your mortgage payment?

    There is a considerable difference between money coming through the door and money you get to take home.

    And when somebody makes owning a rental sound like the answer to every financial prayer you’ve ever prayed, ask yourself one simple question: “If the devil has the answer, why doesn’t he own a hundred of them?”

    Despite the people who want to take advantage of you, I believe the ones who want to help outnumber them a hundred to one. But those few scream the loudest. They rent the best corners, buy the top spots on Google, get their names in front of AI, and paint their pictures all over town.

    Seeing somebody everywhere can make you feel like you know them. Take a little time to find out what they know, how they work, and whether their promises hold up when you start asking questions.

    Why Tell You the Ugly?

    Heck, I might scare you off completely. But I want you to understand what you’re looking at before you get hooked. And I understand why you would.

    Sevierville, Pigeon Forge, Gatlinburg, Sevier County, Dollywood. Heck, the Great Smoky Mountains in their entirety. Absolutely God’s country. Heaven on earth.

    You should want to come here.

    God is amazing. His creation here boggles the mind. It takes you above the clouds, where, standing on some of those peaks, your heart stops for a moment. Your mind sees a world you might have thought was fantasy. You soon realize the power of the Almighty has no boundaries, and the very breath you breathe catches a breeze and flows toward places unimaginable, untamable.

    The unreal becomes real. And it will forever change you.

    Yes, come. Be smart. Come with prayer for guidance, wisdom, and divine intervention. Seek good counsel and truly find your dream.
