Short-Term Rental Financing With a DSCR Loan

    AAuthor
    October 20, 2026

For real estate investors, finding the right financing can make a difference when purchasing a short-term rental or growing a portfolio. A DSCR loan offers an alternative to traditional mortgage financing by focusing primarily on the property's rental income rather than personal income documentation.

The debt service coverage ratio, or DSCR, is at the center of that process. It compares a property's rental income to its debt obligations, helping lenders evaluate the property's income potential.

For investors looking to expand their portfolio, this approach can provide additional financing flexibility. DSCR loans may also allow eligible borrowers to close in the name of a limited liability company (LLC).

    Key Takeaways

    • DSCR loans offer an alternative financing option that places greater emphasis on a property's rental income than traditional personal income documentation.
    • Eligible borrowers may be able to finance investment properties through an LLC
    • Financing may be available for single-family homes, properties with up to four units, condos, non-warrantable condos and condotels.
    • Depending on program guidelines, lenders may consider projected occupancy or documented short-term rental income when evaluating a property.

How a DSCR loan works for a short-term rental

With DSCR financing, the property's income potential plays an important role in qualification. The debt service coverage ratio compares rental income to debt obligations, which may include principal, interest, taxes, insurance, and applicable homeowners association (HOA) dues.

Unlike traditional mortgage programs that rely heavily on personal income and debt-to-income ratios, DSCR financing takes a closer look at the property's ability to generate rental income. Other underwriting and program requirements still apply.

Here's where things can get interesting for short-term rental investors.

A property rented by the night or week may have a different income profile than one leased to a long-term tenant. Depending on the loan program, lenders may consider a short-term rental income analysis that looks at projected occupancy, comparable properties, or documented rental history.

If you're looking at a property without an established rental history, market rental data or comparable short-term rental performance may help lenders evaluate its income potential. For an operating property, documented income from short-term rental platforms, property management statements, or other acceptable sources may be considered.

The specific documentation and income calculations will depend on the loan program and underwriting requirements.

Which short-term rental properties can be financed?

DSCR financing isn't limited to single-family investment properties. Depending on program guidelines, financing may also be available for multifamily properties with up to four units, condos, non-warrantable condos, and condotels.

Non-warrantable condos are worth a closer look because they don't meet certain Fannie Mae® or Freddie Mac® eligibility requirements. This can happen for several reasons, including project ownership structures, commercial space, or other property characteristics.

That doesn't necessarily mean financing is off the table.

While these properties may not qualify for conventional financing, alternative programs such as DSCR loans may offer another option, depending on the property and applicable underwriting requirements.

    How we can work together

Whether you're buying your first short-term rental, adding a condotel to your portfolio or refinancing a property you already own, the first step is a conversation about the property and your goals.

I can help you explore DSCR financing options for properties anywhere in the country, including eligible properties held in an LLC, and walk you through how rental income may factor into qualification.

If you have a specific property in mind or questions about your financing options, I'd be glad to talk through what's possible. My goal is to help you explore a financing approach that fits your investment plans.
